
How Do I Buy a Shared Ownership House?
A simple guide to the things that you’ll need to do in the buying process.

1) Register with us
Affordability Check
A requirement when purchasing a shared ownership property from Soha is to complete an affordability check with one of our mortgage advisors. This will enable us to confirm that you are eligible for Shared Ownership and assess the approximate amount that you can purchase up to.
Please note that Soha Housing Association is legally bound to comply with the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017, the Proceeds of Crime Act 2002 and the Terrorism Act 2000. We may therefore utilise electronic means of verifying customers’ identities.
2) Affordability Check
Reserve the Property
If we have a property available that you would like to reserve, we will put a hold on it for you for 5 working days. In this time you will be required to get a mortgage decision in principle (DIP) from a mortgage advisor or lender (you can use ours, or find one yourself!). Once we have received a copy of this, we will ask you for a non-refundable reservation fee of £250 and the property will be allocated to you, subject to contract.
4) Reserve the Property

Now you will need to formally apply for a mortgage and instruct Solicitors or Conveyancers to act on your behalf. We can recommend firms that regularly work with us, or you are welcome to locate your own.

Exchange of Contracts
Once the legal work is complete and your lender has carried out a mortgage valuation on the property and issued a mortgage offer, you will be ready to exchange contracts. This is when you pay a deposit (usually 5%) and the purchase becomes legally binding. This is also when you set a completion date which is usually one or two weeks after exchange.
6) Exchange of Contracts
Completion/Move-In
This is when you get the keys to your new property! A member of the Sales team will meet you at an agreed time, welcome you into the property and give you a quick run-through on what everything does. We will then leave you to enjoy your new home – but don’t worry, our Home Ownership team will be on hand to answer any questions once you have moved in!
